Two perspectives. One clear purpose.
The right advisory
for each transaction.
TCIS brings inspection findings, repair priorities, and cost considerations into one clear advisory—prepared for the decisions that sellers, buyers, and their agents need to make.
Seller’s Advisory
Prepare the property—and the plan—before buyer questions arrive.
The seller-focused advisory organizes the inspection findings, property strengths, and repair exposure so the listing agent and seller can prepare with a clearer understanding.
- Identify which items to repair, bid, document, or monitor.
- Distinguish known costs from planning allowances and open exposure.
- Build a prioritized action plan and organize supporting records for listing preparation and transaction discussions.
Buyer’s Advisory
Understand the purchase today and ownership tomorrow.
The buyer-focused advisory gives the buyer’s agent and buyer a clearer understanding of inspection findings, repair priorities, budget considerations, and questions to resolve before moving forward.
- Understand safety concerns, major systems, and still-open findings.
- Plan for near-term repairs, future replacements, and ongoing maintenance.
- Support evidence-based repair or credit discussions and identify conditions that still require verification.
What the advisory brings together
The findings.
The priorities.
The next steps.
Each advisory is shaped around the available reports and the agreed scope. The goal is to make the information easier to use in a real property decision.
From reports to a plan
A clearer picture.
A practical path forward.
Executive overview
A clear picture of the property’s strengths, significant concerns, and the issues most likely to influence transaction and ownership decisions.
Priorities & action matrix
Organized repair, evaluation, and documentation needs, with safety and timing considered alongside cost.
Budget & scope clarity
Source-stated quotes, advisory planning allowances, and items that still require a defined scope or contractor bid.
Report-specific insight
Supporting detail from the supplied inspections, with important limitations and relevant photographs kept in context.
A practical roadmap
Seller preparation or buyer ownership planning, including the records, follow-up, and specialist input still needed.
Consulting & questions
A basis for a report debrief, repair-scope questions, and discussion of the next decision. Consultation scope is confirmed with the advisory.
Clear numbers need clear boundaries. Approximate Contractor Estimates and other advisory planning allowances are planning tools, not contractor bids. Open or concealed work stays separate until its scope is established.
How it works
From inspection reports
to a clearer transaction plan.
TCIS can review supplied reports from TCIS or other providers and confirm the appropriate advisory scope. The advisory can also be paired with selected TCIS inspections.
Identify the decision.
The agent and client identify the buying or selling stage, timeline, and questions that need to be resolved.
Review the available information.
Inspection reports and available quotes, repair records, disclosures, and relevant photographs establish the review basis. TCIS confirms the advisory scope and quote.
Organize priorities and next steps.
The advisory gives the agent and client an organized basis for discussing priorities, obtaining missing bids, and following up with qualified professionals.
Inspections + advisory
Inspections and advisory in a Premium Package.
A Premium Package combines at least two selected inspections with an Executive Advisory Summary tailored for the seller or buyer. TCIS confirms the selected services, advisory scope, and pricing for each property.
A few useful answers
About the advisory.
Is this a new inspection?
The advisory reviews and organizes the supplied reports and records. It does not perform a new on-site inspection. The original reports remain the controlling documents within their stated scopes; further inspections or evaluations can be arranged separately.
Can the advisory use reports from other companies?
Yes. TCIS reviews supplied reports from other providers, including their scope, dates, and limitations, to confirm what can be included. Missing information or changed conditions may require additional records, evaluation, or inspection.
Are the repair numbers contractor bids?
Source-stated quotes are identified separately from TCIS advisory planning allowances. Approximate Contractor Estimates are not job-specific bids or guarantees. Scope-specific bids and current-condition verification are needed before repair or transaction commitments.
Clearer information for the next transaction decision.
TCIS helps agents and their clients connect inspection reports with repair priorities, cost considerations, and practical next steps.
