Frequently Asked Questions

Buyers and Sellers cannot close escrow without repeatedly hearing about the need for inspections and it’s normal to have questions.
We hope this helps with some of the most frequent questions we hear.
What does a home inspection cost?
A typical home inspection ranges between $650.00 and $950.00 depending on the size and type of the home. Firm quotes are provided before the appointment.
How long does it take?
Our normal inspections take two to three hours to complete. Our experienced inspectors take the time to walk the Client around the home to explain our findings and address any questions or concerns.
When will I get the report?
We normally email the written report, illustrated with pictures and diagrams, the next business day.
What if I also need other inspections?
We offer a package deal that includes the home, roof and termite inspections for $895 on single family homes up to 2000 square feet.
What does a home inspection cover?

Structural Elements
Construction of walls, ceilings, floors, roof and foundation.

Exterior Evaluation
Wall covering, landscaping, grading, elevation, drainage, driveways, fences, sidewalks, fascia, trim, doors, windows, lights and exterior receptacles.

Roof and Attic
Framing, insulation, ventilation, type of roof construction, remaining life of roofing, flashings and drainage.

Plumbing
Identification and condition of pipe materials used for potable, drain, waste and vent pipes. Toilets, showers, sinks, faucets and traps. It does not include sewer lateral inspection

Systems and Components
Water heaters, furnaces, air conditioning, duct work, chimney, fireplace and sprinklers.

Electrical
Main panel, sub-panels, circuit breakers, types of wiring, grounding, exhaust fans, receptacles, ceiling fans and light fixtures.

Appliances
Dishwasher, range and oven, built-in microwaves, garbage disposals, smoke detectors and carbon monoxide detectors.

Garage
Slab, walls, ceiling, vents, entry, firewall, garage door, openers, lights, receptacles, exterior, windows and roof.
